LOANSMART ® Mortgage Corporation is a Virginia Non-Profit Corporation dedicated to serving the needs of the communities whose members have had challenges using a mortgage as a tool to create, leverage, build, and transfer generational wealth to the heirs and descendants of their families.
After serving the mortgage industry since 1998 as mortgage originators, and later bankers, the company switched to a non-profit to focus on helping people who have lost their real estate thru various mortgage services. The non-profit arm of LOANSMART ® Mortgage Corporation is dedicated to auditing present & former property owners mortgage accounts, determining if there is, or was equity available; and helping them recover their equity and returning these funds to the families which is presently held by the local county governments, the trustees of mortgage and tax foreclosure, the courts & other third parties.
While most third parties do their best to re-unite a rightful property owner with their family's equity in the form of surplus, excess funds, or overages from the involuntary sales; there are many instances where it's extremely difficult to locate the rightful heirs since they may have moved, divorced, or there may be many family members who have a claim to their shared equity.
Assembling a team of knowledgeable and well connected professionals is usually beyond the ability of the average claimants, debtors, or heirs. Even if this were possible in some instances, it is even more challenging to search every single county, every court, and contact every trustee to determine IF they are holding funds rightfully due the former debtors. Further complicating the process, the legal documents, court papers, claim forms, motions, etc. are not the same in all cases.
